Roofing in Loris

Loris is in the same county as the beach and not in the same environment. That should show up in the price.

Loris sits well inland in northern Horry County, in farming country. Salt is not the driver here. The drivers are heat, humidity, trees and the fact that a lot of properties have more roof off the house than on it.

Where the coastal premium should stop

A marine specification on flashing and fasteners is genuinely necessary near the water and genuinely unnecessary out here. If a bid prices it, ask why.

There may be a reason, and there may just be a habit of quoting the same package everywhere. You are entitled to know which, and on a full reroof the difference is not trivial.

What you should still pay for is a sensible fastening schedule, because storm wind reaches this far with plenty left, and proper ventilation, because in this climate that decides roof life.

Outbuildings

Barns, equipment sheds and shops, mostly exposed fastener metal. The panel lasts a very long time. The rubber washers under the screw heads do not, and once they start to fail, every screw is a small hole.

Patching individual leaks at that stage is pointless. The fix is a full rescrew with a larger diameter screw so the fastener bites fresh metal, priced by area and screw count.

Rust starting at the bottom edge or on the underside is usually condensation inside the building rather than rain outside it, which is a ventilation problem that a new roof will simply repeat.

Ask for the house and each outbuilding as separate line items. It lets you stage the work by priority instead of facing one number.

Trees

Farm properties out here often have mature trees deliberately planted close to the buildings as windbreaks. Overhanging limbs abrade shingles, and leaf litter dams valleys and gutters.

Trimming back is part of the roof job rather than a separate landscaping question, and it is cheap compared with what it prevents.

Getting somebody out

Most of the area’s crews are based nearer the coast, so a small repair here can sit in a queue behind closer work. Ask directly whether they take jobs this size at this distance, and group small work into one visit where you can.

Further along the Strand: Little River and Conway.

What is going on up there?

Fill this in and one independent roofer on the Strand gets it. Own a rental or a beach place you rarely visit? Mention it, and it goes to a roofer used to working with nobody home.
